Factors to be considered before deciding on a mortgage rates contract

Buying a home with a mortgage or home loan, is a life time commitment for repayment for most of us. Because of this, one looks for the lowest mortgage rate for a loan. Is it wise to find a lender who gives the lowest mortgage rate? In most cases - no! Why? People are usually carried away by the low mortgage rates advertised by lenders.

The mortgage rate charged by lenders need to be carefully studied. Invariably low mortgage rates result in low monthly payments for the first few years. In most cases, the later payments end up with a high mortgage rate and the overall impact is that one ends up paying a high mortgage rate, when compared to a slightly higher mortgage rate quoted by competitors at the fist instance. A best place to start with is a bank, since banks are trustworthy and dependable. Many private lending institutions offer a lower mortgage rate in the beginning and during initial negotiations use a high sales pitch to the customers highlighting the immediate savings by low initial monthly payments. This type of sales pitch for a low mortgage rate should not carry one away. We have heard of lenders, who lure the homebuyers with low mortgage rates finally put the homeowners in trouble, which might lead to even confiscating of the home, by the lender.

It will make sense for anyone to understand the mortgage rates completely and take decisions based on total costs over the entire period of the mortgage loan rather than the initial savings only.

Do the right thing AND make money
Should you put your money where your heart is? Let's say you agree with Al Gore about global warming - or, on the other hand, you feel that the biggest threat to our society is the corrosion of traditional values.
