Is second mortgage a sensible option?

 

Taking out a second mortgage on a home appears to be sensible for many people. It is common for people to end up with many types of loans with first mortgage being in force taking away substantial amount of money from monthly earnings. In order to clear all other loans, people consider second mortgage on a home. With the extra money received from the second mortgage, they plan to pay off the other loans.

 

Is second mortgage the best option? The advantages and disadvantages of a second mortgage need to be understood clearly before taking a decision. A second mortgage could mean more time period to repay the loan, but the interest rate would be high. Also the home could be secured against this second mortgage. Possibly the best option could be a line of credit on the home equity held. It is to be ensured that at any point in time, the total loan availed against the line of credit does not exceed the line of credit amount approved.

 

Typical requirements for a second mortgage or a line of credit would be improvements to the home, adding extras to the home, expenses towards the education of children and the like. If ability to repay monthly instalments is easy, then line of credit would be a better option that a second mortgage.
